This page contains some information you may find helpful if you are coming to stay with us (or perhaps investigating a stay with us!).

Due to the proximity of the river and the peace and quiet we like our guests to enjoy, we are unable to accommodate children. We are sorry that we do not accept pets and we would ask that our guests do not smoke indoors.

Time of Arrival. We welcome arrivals after 3pm. However if you need to arrive earlier, we'll always see what we can do to accommodate you.

Breakfast. Breakfast is usually served between 7.30 and 9.00am, but we are happy to chat about different timings if requested. Our breakfasts centre around fabulous local produce, including Suffolk bacon, local sausages and free range eggs, with yogurt, fresh fruit and cereals. Plenty of toast made with bread from the local bakery with jam and marmalade too of course!  As the shops aren't exactly just around the corner, we would be grateful if you could let us know in advance if you have any special dietary requirements.

Supper. With so many lovely places to eat in the area, we do not offer an evening meal.  However, for cyclists and walkers, the nearest pub is about one mile down the lane.  Therefore, with advance notice and for a modest charge, we can rustle up a light supper for anyone staying without motorised transport.

 There is plenty of off road parking at Mill Lane and lockable storage for bicycles can be arranged upon request.

Our garden.
 We are lucky enough to be situated right next to the old Mill Pond and stream, which has become a haven for wildlife. There are sheltered areas where our guests can sit to read, paint or just to watch the world go by.

Those little extras!
Celebrating an anniversary? Or perhaps a birthday? We'll be happy to arrange for flowers, a cake, champagne, chocolates etc. to be placed in your room for your arrival. Please do not hesitate to ask and we can chat about your requirements.

Days out.  We have always lived in Suffolk and have a good local knowledge, so we will be pleased to try and help you with information on places to visit, restaurants and pubs, days out etc.

Arranging your stay with us.
 Please send us an email ( or give us a call. We are only able to accept cash or cheque in payment and we ask that a 50% deposit is paid at the time of booking - the balance is payable when you leave.  If you need to cancel your reservation, we will refund your deposit if you let us know more than two weeks before you are due to stay.  Alternatively, we are happy to hold it over for a later visit....
